You will probably get slightly different answers on what, a single-family home is depending on who you ask the question to ask. Some use this term to refer only to single-family detached homes, where the structure doesn’t share any walls with any other residences.

Whether detached or not, a single-family home is typically defined by two elements: who owns what, and the property’s ability to function as its own unit.

With a single-family home, the owner of the home owns both the building and the land it sits on. Single-family homes must also not share any utility, heating, or air conditioning systems with any other dwellings. They have their own private entrances and exits and have direct access to the street.

Townhomes are privately owned properties; however, they are still often part of larger communities that have their own homeowner's association. While these HOAs are not responsible for the maintenance of the individual townhouses, they oversee the preservation of the community.

Generally, a Condominium Insurance Policy or Condo for short are primarily designed to cover the Condominium Owners contents however, there is usually a provision included to cover the portions of the dwelling that is the Condo Owners responsibility as defined by the governing rules of the condominium association.  It is important you give your insurance agent access to the governing rules so they can get you the correct insurance coverages.

A home warranty is different from homeowners' insurance. A home warranty is a contract taken out that provides for repairs or replacements of home systems and appliances such as ovens, water heaters, washers/dryers, and pools. These contracts are usually 12 months however, and are not mandatory to qualify for a mortgage. A home warranty covers issues and problems that result from poor maintenance or inevitable wear-and-tear on items - situations in which homeowners' insurance doesn't apply.
